We have a proven track record for delivering considerable cost savings on large scale projects through our in depth analysis of the key cost drivers and in particular our expertise in value engineering and building efficiencies. The cost savings achieved on previous projects far outweigh our fees.

There are three main areas that we feel separates us from our competitors. They are as follows:

1. Value Engineering Service – This process begins at initial design concept through the planning stage right up to preparation of tender documents. We focus on the fundamental design principles ensuring that efficiencies in relation to building shape and form, floor to wall ratios etc. are achieved. Once the design principles are agreed, we focus on the forms of construction and material choices.

2. Accuracy of our Initial Budgets – We place a huge emphasis on preparing the initial construction budgets as accurate as possible for our clients. We understand that key financial decisions on whether to proceed with all or part of the works will be made on the back of these figures. While the design information is only indicative at feasibility stage, we feel that with our experience of these types of projects and by spending time examining in detail the design proposals with the client and design team, we can prepare budgets that accurately reflect the order of cost of the proposed works.

3. Quality of our Tender Documents – We ensure that the tender documents are prepared in a detailed and co-ordinated manner. This approach significantly reduces the risk of cost over-runs during the construction stage.

The result is that the costs are carefully managed through all stages of project and that value for money is delivered for our Client.

A founding director and owner of Buildcost, Liam Langan has over 17 years experience in the construction and property industry.

Prior to setting up Buildcost, Liam worked with a large quantity surveying firm in Dublin. His responsibilities included the effective and efficient cost management of numerous projects from inception to completion ranging in value up to an including €200m.

Liam specialises in providing value engineering services to his clients and has significant experience of large public private partnership and complex and challenging commercial and residential projects.

Liam’s other areas of expertise is providing key cost advice to clients on how to maximise the potential of their distressed properties.

Jason Tully
Jason Tully

MRICS, MSCSI, B.Sc. (Surv)

A founding director and owner of Buildcost, Jason Tully has extensive experience in the construction and property industry.

Prior to his role at Buildcost, Jason worked with a number of large quantity surveying firms in Dublin. Jason not only has experience as quantity surveyor but also has experience in a construction management role and has spent time on site managing teams.

Jason specialises in all aspects of construction cost management, construction technology, value engineering, benchmarking and overall development appraisals of large scale projects.

Jason’s other areas of expertise include RIAI, GCCC and JCT form of contracts, advising on procurement options and acting as an expert witness.
